Property Document Verification in Hyderabad: The Complete Buyer Checklist

Most property disputes in Hyderabad are not caused by bad luck — they are caused by documents nobody read before the money changed hands. This checklist covers the verification steps a careful buyer completes before signing anything. It applies to flats, plots and independent houses in and around Hyderabad.

1. Title deed — who actually owns it?

Examine the seller’s sale deed (or gift/partition/release deed) — the registered document by which the seller acquired the property. The name must match the seller’s identity documents exactly, and the schedule of property (boundaries, extent, survey number, flat number) must match what you are being shown on the ground.

2. Link documents — the chain behind the title

A title is only as strong as its history. Trace the chain of registered documents backwards — practitioners commonly review up to 30 years of history where available. Every transfer in the chain should be a registered document; gaps, unregistered “agreement” transfers, or GPA-based sales in the chain are warning signs that call for deeper scrutiny.

3. Encumbrance Certificate (EC)

The EC from the Sub-Registrar’s office lists registered transactions against the property — sales, mortgages, and charges — for the period you request. Obtain an EC covering the full chain period. 4. For agricultural land: Bhu Bharati (which replaced Dharani)

Important if you are reading older articles: Telangana’s agricultural land records moved off the Dharani portal. Bhu Bharati was launched on 14 April 2025 under the Telangana Bhu Bharati (Record of Rights in Land) Act, and is now the current system. Guides, brokers and even some documents still say “Dharani” — treat those as out of date.

On Bhu Bharati, verify the pattadar passbook details, the extent of the holding, and that the seller’s name appears in the current record of rights. Each land parcel is being assigned a Bhudhaar, a 14-digit unique land parcel identification number, so ask for it where available. Conversion status (agricultural to non-agricultural) matters if you intend to build.

Collect the latest property tax receipts, electricity and water bills, and — for apartments — a no-dues letter from the owners’ association. Unpaid dues follow the property, not the seller.

7. Litigation and possession check

Ask directly whether any suit, mortgage, family claim or acquisition proceeding touches the property, and have court records checked. Visit the property more than once: continuous, undisputed possession by the seller is itself important evidence. Speak to neighbours — informal information regularly surfaces what documents hide.

The agreement and registration stage

Once verification clears: the agreement of sale should record the full consideration, payment schedule, possession date and consequences of default. The final transfer happens only by a registered sale deed before the Sub-Registrar — an unregistered document or a notarised “agreement” does not transfer ownership. Stamp duty and registration charges apply at the rates current on the date of registration; check the Telangana registration portal for current rates rather than relying on older articles.

Frequently asked questions

How long does proper title verification take?

For a property with a clean, complete chain of documents, a few working days is typical. Missing link documents, agricultural conversion questions, or inheritance-based transfers extend the timeline — and are exactly the cases where verification earns its cost.

The seller says the original sale deed is with the bank. Is that a problem?

It usually means the property is mortgaged — common and manageable. The loan must be closed and the original deed released, either before registration or simultaneously through a structured settlement at the time of sale. What matters is that this is documented, not taken on trust.

Is buying through a General Power of Attorney (GPA) safe?

A GPA is not a sale. Courts have repeatedly held that GPA “sales” do not convey title. If any link in the chain rests on a GPA transfer, treat it as a red flag needing specific legal assessment.

Do I really need verification for a flat from a big builder?

Yes. Reputed-builder projects still require checking RERA registration, the sanctioned plan, the land’s underlying title and your specific flat’s schedule. The builder’s brand is not a substitute for the documents.

What does professional title verification cost?
